The Overlook at Rosecrest Fourplex Investment development nears completion with landscape nearly done and every unit in receipt of the certificate of occupancy. This week the pool gets the final pass off from the state to open up as an amenity that has been long-awaited for tenants in the development. The Overlook is completing landscaping and receiving all of the final certificates of occupancy over the next couple of weeks. Rents are higher than anticipated, HOA being managed by HOA West, parking starting to get worked out among renters, and stabilization ahead of schedule for filling up completed units.
The Overlook was truly the most challenging project to date with the amount of grade (slope) throughout the development, delays with the city and weather, and we are ecstatic to be wrapping up and putting a nice little bow on top for our clients of roughly $150k in equity despite the challenges we’ve experienced. One more video will be done on this project as a “final-cut” of the completed development when landscaping and all loose ends complete.

The last phase of investment properties are in various stages of completion at The Overlook in Herriman. The farthest along just awaits driveways and final detailing while the newest building sits ready for the installation of windows and doors. The others undergo painting and other exterior finishing work while the interiors are transformed with flooring and cabinetry and every interior beautification. This development is in the final stages of construction on its expansive timeline. It won’t be long before every building blends in with the rest and the whole property bustles as a fully-functional community. Progress continues south of The Overlook, too, as construction moves along at the site of the new Training Facility for the REAL Salt Lake professional soccer team.
The 57 acre grounds and $50 million facility will include eight total indoor and outdoor fields and employ 50 full-time staff. Plus, there will be a charter school with 250 students that emphasizes science, technology, engineering, and math. About 40 of these students will belong to the facility’s youth academy. The grand opening for the project is projected for August. More updates coming soon as exciting things keep happening in Herriman!

Building is closing in on completion at The Overlook in Herriman. There are seven investment properties still under construction in this soon-to-be-finished FIG community. The structures are all now completely enclosed with roofs, some awaiting the installation of windows and others garage doors and all of them undergoing all sorts of internal finishing processes. It won’t be long before paint blends these buildings in with the rest of the multifamily litter. More updates coming soon as The Overlook continues to make swift progress towards wrapping construction.

Progress continues to move at The Overlook in Herriman. Phase 3 is on it’s way towards completion, soon to join the rest of the community with beautifully finished structures. One new building is nearly full framed with its roof almost entirely intact. Another new building is in its second-level stage of framing and a third is in it’s first-level stage of framing. These units are moving quickly towards more finishing processes. Four more footings map out where more new buildings will soon start to take shape. One footing has its foundation already partly poured.
Our in-house property management team continues to keep busy filling Phase 2 with new renters. And Phase 1 still sits flush full of content tenants. It’s exciting to see how near completion this development looks from the sky! Stay tuned as construction work continues to swiftly develop this property into a cohesively finished community.

New Master Plan next to Overlook in Herriman
RIVERTON — Riverton leaders say opportunity and desire are leading to what will become the largest residential and commercial development in the city’s history.
It’s an agreement that will draw homes, jobs and businesses on such a large scale, it’s expected to have not only a major impact on Riverton, but also on south Salt Lake County.
City officials are expecting the development of 543 acres — located between the Mountain View Corridor and Bangerter Highway near 134000 South — will bring up to 3,800 residential units and nearly 3 million square feet in office and retail space, meaning a potential population boom of up to 12,000 for the community of 42,000.
‘Once-in-a-lifetime opportunity’
Riverton Planning Manager Jason Lethbridge sees it as a “once-in-a-lifetime opportunity,” a chance to build a community from a “blank canvas.”
“This is the type of development every city hopes to see in its lifetime,” Lethbridge said. “It really has felt like our planets have aligned. Just about the best thing that could happen to a city has happened. Progress continues to boom at The Overlook in Herriman. The asphalt will be completed in all phases today. The interiors of many buildings in Phase 3 are in various stages of being finished. Buildings are undergoing painting, flooring, and cabinetry, as well as receiving windows and doors, soon to evolve into the stylish completed interiors that are such a solid selling point for these properties. Also, new areas in Phase 3 have been cleared and dug out, ready for additional footings to be cemented. So, more buildings will soon sprout up and join the sizable cluster of beautifully completed structures. Excitingly enough, construction on Phase 2 and half of Phase 3 will be entirely finished by the end of the month. And Phase 1 is now completely rented out with happy tenants.
FIG’s in-house property management team continues to keep busy with procuring tenants to keep up with the completions. They have showings in Herriman nearly every day of the week servicing the high demand for high-quality tenancy in this area. Advancements in renting and construction will continue at this gorgeous location until the development is brought to full capacity and completion. Investor Tip: Always commit to your rental marketing 90 days prior to any vacancy to ensure timely placement of tenants. You never want the last minute renter to avoid issues in the future.
New leads of renters are showing so much interest in these that our in-house Property Management are doing showings nearly every day. The property manager has thought ahead and pre-leases units out before even receiving Certificate of Occupancy. Drone footage of The Overlook in Herriman taken on June 18th, 2016. This footage shows the progress made in only a couple of weeks! Phase 1 is complete with landscaping, and buildings in Phase 2-3 are moving along rapidly. Framework for roofs are being initialized, and will continue to increase in numbers.

The Overlook in Herriman. The footage taken on April 13th, 2016 shows the progress on Phase 2-3. Phase 1 is complete, and they are mostly rented out. There are a good number of pre-leased units for Phase 2. Many acquisitions and showings of these continue to show how desirable these are.

Multifamily properties in The Overlook in Herriman Phase 1 is projected to to be completed in the beginning of April. This footage taken on March 10th, 2016 shows how well this project is coming along! Most of Phase 1 units have certificate of occupancy, and are rented out at an average of $50-$150/door higher than the original projections given to investors when they bought. These units are continuing to show great interest from renter inquiries with RE/MAX Equity Property Management showing the units on average 10-20 times per week.
Overall, the progress of the Overlook multifamily project has been a success. We cant believe how fast The Overlook in Herriman Project is going up! The footage taken on November 5, 2015 you can see three of these fourplexes with roofs already on. More foundations are being poured weekly and these fourplexes are being framed up quickly! Six more fourplexes are on there way to getting the second story built.
It is incredible to see how fast these units are going up! We will keep bringing you up to date on the progression of the Overlook project.

The Overlook in Herriman Project is going up quick! Footage taken on October 23, 2015 you can already see roofs going on these fourplexes. You can see more foundations being poured weekly and these fourplexes are being framed up quickly.
As you can see from the footage, we are getting close to having 3 units with roofs put on. We are having even more foundations being poured framing on the newly poured foundations going up this week. More projects are going to be hitting the market soon.
This is incredible how fast these units are going up!

Phase 1 footings have been going with a planned 2-3 new sets of footings per week going forward. Now instead of seeing progress monthly or as much as weekly you’ll notice daily progress on site with crews showing up and framing commencing very soon.
We are starting the closings on Phase 3 and the project will be built from West to East and North to South.
